Government Intervention

The Spanish Ministry of Social Rights and Consumer Affairs directed Airbnb to eliminate 65,935 tourist accommodation ads for breaching regional laws, following approval from the Madrid High Court.

Impact on Tourists

Removal of ads will happen in phases, starting with 5,800 ads in regions like Madrid, Catalonia, Andalusia, and the Balearic Islands. Lack of a valid 'licencia' makes rentals illegal, potentially affecting bookings with penalties for owners.

Regulatory Measures

To combat rising tourist rentals, regions like Barcelona plan a complete ban by 2028. Other areas limit new permits to ease housing market strain. National legislation requires registration in the Ventanilla Única system by July 2025.

Airbnb has faced legal battles with regional and national authorities, leading to demands to remove illegal ads. Despite past warnings and fines, the platform now faces obligations to comply with court orders.
